Location of the property
The location is very important, we manage flats in district V., VI., VII., VIII., IX., XIII., and I and II. Apartments in other outer districts unfortunately do not fit into our portfolio.
Financial model
There is a lot of talk about renting to HostMate is more convenient than traditional subletting or working with another short-term managment company. However, the following table also shows that it is worth more financially: based on a sample calculation of a nicely renovated and furnished 1-bedroom apartment, we conclude that the owner will have the most money in his pocket if he rents out his apartment to us.
Guarantees
The nightmares of landlords are tenants who don't pay - or don't even move out - and tenants who cause damage. If we rent the apartment, in addition to guaranteeing that we pay on time and accurately, we do so as a company, so we are easily enforceable, and in accordance with the normal subletting legal relationship, we also deposit an amount of two-month rent. Damage is at least as much of a nightmare for us as it is for the owner of the apartment, since after any damage, we have to restore the apartment so that the next guest does not notice anything. Of course, we have property insurance specialized for accommodation activities, which covers the cost of damages.
